CITY OF FALLS CHURCH
The City of Falls Church is one of the smallest cities in Virginia, with a total footprint of just 2.2 square miles. It is known as “The Little City” since it offers residents an urban feel with locally run restaurants and coffee shops, grocery stores, nightlife, and more within walking distance from most homes. The city boasts 14 local parks and the Washington & Old Dominion Trail (W&OD) for biking and jogging runs right through it. Residents enjoy a year-round farmer’s market every Saturday at City Hall, community theater at Creative Cauldron, and live music at the State Theater. Falls Church City public schools are considered some of the best in Northern Virginia.

The City of Falls Church offers a wide variety of homes, from condos and townhomes to single-family homes. Home prices in 2020-2021 have ranged from $189,900 for a 1BR/1BA garden-style condo to $1,974,000 for a 6BR/6.5BA Tudor style home on almost a half-acre lot.

Commuting is a breeze as the city has two Metro stops and is easily accessible to major commuter routes. It is just 9 miles to Washington DC and is conveniently located to Tysons Corners, Arlington, and Alexandria.

SLEEPY HOLLOW/RAVENWOOD

The Sleepy Hollow / Ravenwood area consists of several small neighborhoods in the Falls Church area of Fairfax County. The neighborhoods include Sleepy Hollow, Old Sleepy Hollow, Sleepy Hollow Manor, Ravenwood, and Ravenwood Park. Mature shade trees and quiet streets are hallmarks of these locales. Most of the homes are single-family brick ramblers and split levels; however, there are a few townhouse developments tucked away here as well. Home prices in 2020-2021 have ranged from $580,000 for a 2BR/2.5BA fixer-upper to $2,150,000 for a 6BR, 6F/2H BA farmhouse-style home on over 2-acre lot with a pool.

The neighborhoods are located just minutes to a wide array of grocery, retail, and dining options, including some of Northern Virginia’s best ethnic cuisine such as Eden Center for Vietnamese and Little Korea in Annandale.

The Sleepy Hollow / Ravenwood area is located inside the Beltway and is known for its commuting convenience – easily accessible to major commuter routes as well as everything Washington DC, Tysons Corners, Arlington, and Alexandria has to offer.

LAKE BARCROFT
Lake Barcroft is a water-oriented community set on a wooded lake in Falls Church, Virginia. The private 135-acre lake is the heart of this Northern Virginia neighborhood, comprised of 1,045 single-family homes, of which 250 are located on the water. The houses are unique as most were built by individuals rather than developers. Many are traditional 1950-1960’s ramblers, ranchers, and colonials; however, Lake Barcroft is also home to a sizable number of contemporary and mid-century modern homes, including several designed by Charles Goodman. Home prices in 2020-2021 have ranged from $620,000 for a 3BR/3BA fixer-upper off the water to $3,000,000 for a 6BR/6.5BA contemporary lakefront home.

All residents have access to Lake Barcroft’s five private sand beaches — staffed by lifeguards in the summer — where they can enjoy swimming, fishing, and boating. Residents can use electric powered pontoon boats, sailboats, and self-propelled boats such as canoes, kayaks, rowboats, and stand-up paddleboards. Lake Barcrofters pride themselves on having a true sense of community and partake in many annual events, including the Halloween parade, Fourth of July fireworks, Earth Day, Labor Day games, art shows, music concerts, and more!
